The design of this new twelve-story condominium building in lower Manhattan’s quickly developing “West coast” provides a thoughtful and creative response to zoning requirements while also offering quality high-end residences.

Progressive design becomes a marketing tool that allows the developer to distinguish himself from the group as someone who is willing to push the concept of quality space. The use of standard elements in an expressive manner allows the building to be unique without sacrificing cost effectiveness. The building enclosure was conceived as a composition of opaque and transparent zones with articulated surfaces that change the perception of the building’s mass from day to night.
