Houston Street Multi-Family

This innovative project was awarded a USDA Wood Innovations Grant to research and develop the use of Mass Timber in New York City.

Used as a demonstration project for the Fire Department of New York and the New York City Department of Buildings this building was fully designed, bid and filed as a Mass Timber Passive House structure. Although these governing authorities were not ready to approve this construction strategy in 2018 the exercise resulted in rigorous debate and furthered the argument of using structural mass timber. By combining the benefits of Mass Timber construction and Passive House design, ZH Architects reduced both the embodied energy and the operational energy of the building over 70%.

Redesigned in concrete, the building consists of seven full floor residential units with sweeping views of downtown Manhattan. Interiors were designed to maximize space and natural light with triple glazed floor-to-ceiling windows on the North and South facades. Additional amenities include an energy recovery ventilator (ERV), heat pump washer/dryer and an array of high-end fixtures and finishes.
