Flow Chelsea Multi-Family

New York, NY

A 24-story mixed-use passive house building with apartment layouts ranging from studio to three bedroom units for different income levels.

Flow Chelsea reflects the changing needs of the neighborhood which is a mix of students, creative professions and longtime garment and fur distributors. Due to the higher quality of construction of Passive House criteria, rental apartments have a new standard of comfort: better indoor air quality, less noise, more consistent air temperatures, and free of odor and pests. As one of the most energy efficient buildings in the city with lower energy consumption, residents will save on utility bills. Similarly, the developer, BRE, will benefit from higher construction standards with a building that is more durable, has lower operating costs, and happier tenants.

As the largest infill PH project in the city and with a mix of market rate and inclusionary/421A rentals, Flow Chelsea provides an ideal template for other future developments.
